Select Date Sale® is an exclusive Naked Real Estate sales method that combines the best aspects of an Auction, Private Sale and Sale by Tender. It’s designed to create urgency and competition between genuine buyers — without the public bidding process of an auction, and with a contract that can still be conditional.

How we price your home
Unlike the original Select Date Sale® method, today we list every property with a price from the start. The Perth market and buyer expectations have evolved, and modern buyers want price clarity from day one. Depending on your home, your goals, and the market conditions at the time of listing, we’ll recommend one of two pricing strategies:
- From-pricing strategy — your property is listed with a ‘From $X’ price, signalling the floor and inviting offers above it. Best suited to homes likely to attract competitive offers in a rising or hot market.
- Price-range strategy — your property is listed within a defined price bracket (e.g. “$850,000 – $920,000”), giving buyers a clear window to work within. Best suited to markets where buyer confidence benefits from defined boundaries.
You choose the date — that’s the whole point
The ‘Select Date’ in Select Date Sale® is yours to choose. It’s the day you decide an offer is the one you want.
That might be tomorrow, if a strong offer comes in early. It might be in a few weeks, if you’d rather wait for the right buyer. If no offer matches what you’re prepared to accept, your home simply stays on the market — no pressure, no artificial deadline.
And we don’t counter-offer. Counter-offers waste time, invite game-playing, and are often used to negotiate the seller down, not up. How does a Select Date Sale® work?
When a property is first listed for Select Date Sale®, it’s marketed with a strong campaign designed to attract the maximum number of genuine buyers — using a from-price or price-range strategy chosen at the time of listing.
Buyers are encouraged to register their interest, view the property, and submit their best offer when ready.
Once an offer is received that you (the seller) are prepared to consider, all registered buyers arennotified that another offer is on the table and invited to submit their best and final offer.
Buyers won’t know how much your home is currently ‘under offer’ for, or the details of other competing offers, nor do they know your reserve price. All they know is that this is their last chance to purchase your home — so they need to submit their very best offer to secure it.
This is the beauty of a Select Date Sale®. The buyer focus is on how much they feel the property is worth — not on what someone else is prepared to pay.
